Twenty years ago the technology in a custom home was a cable jack in the living room and a phone line in the kitchen. The electrician handled it as an afterthought and nobody thought twice. That home does not get built anymore. A high-end build in Spearfish, Summerset, or the enclaves west of Rapid City is expected to have a network that reaches every room and the shop, whole-home audio, a media room, cameras at the entries, and lighting and shades that respond to a schedule. That is a trade, with its own design work, its own rough-in stage, and its own trim-out, and the builders who treat it as one are the ones closing without callbacks.
Here is why the better builders in the Black Hills bring an integrator in at plan review instead of after the drywall crew leaves.
Technology is its own trade now
No one asks the framer to run the plumbing. Low voltage has reached the same point. A modern home has network drops, access point locations, speaker wire, camera and doorbell rough-in, shade wiring, a rack location, and conduit for whatever the owner adds later. Each of those runs has a right place and a wrong place, and the difference between the two is decided at the plans, not on site with a drill.
The electrical sub is good at high voltage. Low voltage is a different discipline with different cable, different termination, different testing, and control systems that are dealer-programmed and cannot be bought at a supply house. When an electrician is asked to cover it, the result is usually a handful of Cat6 runs to guessed locations, no documentation, and a homeowner who finds out at move-in that the WiFi does not reach the master suite. Sound and automation are expected, not optional
Buyers building at this level have already lived with, or visited, homes where music follows them from the kitchen to the deck, shades drop when the sun hits the west glass, and the house locks itself at ten. Out-of-state buyers moving into the Northern Hills arrive from markets where this is the baseline. When it is missing, the home reads as dated on the day it is finished, no matter how good the trim work is.
That expectation lands on the builder. A buyer who assumed whole-home audio was in the package does not blame the integrator they never met. They call the person who built the house.
What happens when the integrator comes in late
We see three failure modes over and over on builds where technology was not planned as a trade.
- Change orders after drywall. The owner decides they want a theater, or the network needs to reach the detached shop, and every run now means cutting finished surfaces, fishing through insulated exterior walls, and repainting. What would have been a morning at frame stage becomes a week and a change order nobody is happy about.
- The electrician improvising. Speaker wire stapled against Romex, network cable with no service loop, jacks in locations that make no sense once the furniture is in. It works on the day of inspection and fails the owner for the next decade.
- The builder as tech support. A year after closing, the owner's streaming keeps dropping and the camera app will not connect. There is no integrator on the file, so the builder gets the call. That is time the builder cannot bill, on a system the builder never designed.
Every one of these is avoidable, and avoiding them costs less than any single one of them.
What early partnership actually looks like
Bringing an integrator in early is not a big lift for the builder. It looks like this.
Plan review. The builder sends the drawings. We take off device counts, cabling runs, and equipment, and return a scope the builder can fold straight into the bid. The technology package becomes a line item with a number on it instead of a vague allowance that gets argued about later.
Rough-in on the builder's schedule. We show up after framing and before insulation, coordinate around the electricians and mechanical trades, and pull every run to a documented location. Conduit goes in for future additions. Backing goes in where the rack, the displays, and the shades will land. This is the same pre-wire process we run on commercial jobs, and it is what we did for Bish's RV in Rapid City while the building was still open.
Trim-out after paint. Cameras, access points, speakers, keypads, and control gear go in once the finishes are protected. Everything is terminated, labeled, tested, and documented.
Handoff and support. The owner gets a walkthrough, credentials, and as-built documentation. When something needs service after closing, they call us. The builder's phone stays quiet, and the referral stays intact.
The builder's math
Builders who bring us in at plan stage tell us the same thing: fewer delays, because the low-voltage rough-in is scheduled like every other trade instead of squeezed in around it. Cleaner work, because nothing gets opened twice. And fewer callbacks, because the systems were designed by someone who is accountable for them after the owner moves in. Those three outcomes are worth more to a builder's reputation than any margin on the technology package itself, and the margin is real too.
