Structured Cabling
Structured cabling is the part of a building nobody sees and everybody depends on. It is the network of cable and pathways that every other system rides on: internet, phones, cameras, wireless, access control, AV. Get it right during construction and the building is ready for anything. Get it wrong, and every future upgrade means opening walls.
The good news is that doing it right during framing is cheap. The expensive version is doing it later. Here is the checklist we would hand a builder before the walls close, whether it is a commercial building or a custom home.
Pre-wire during framing, not after
The entire economics of cabling change once drywall goes up. During framing, a cable run is a few minutes and a few dollars. After drywall, the same run is a wall repair and a paint touch-up. So the first rule is simple: every cable the building will plausibly need gets pulled while the studs are open.
That means thinking through every location now: where the network gear lives, where the wireless access points go, every camera, every wall display, every workstation, every phone. It is far cheaper to pull a run you might not use than to wish you had. This is the foundation of everything on our structured cabling page.
Land everything at a real equipment location
Every cable should terminate at one planned equipment location: a network rack or a proper equipment closet with power, ventilation, and room to work. Cables scattered to random closets or stuffed behind a panel become impossible to service. A single, well-placed, properly powered equipment room is one of the highest-value decisions in the whole build, and it needs to be designed in, not found later.
Run conduit for the future
The cheapest insurance a builder can offer is empty conduit. A run of conduit from the equipment room to the attic, to a mechanical space, or to a far corner turns a future upgrade from a demolition into a simple pull. Buildings outlive the technology in them. Conduit is how you make the next upgrade painless for the owner.
Use the right cable for the job
Not every run is the same. Standard workstations and access points run on Cat6. Longer runs, backbone links between equipment rooms, and anything bandwidth-heavy may call for fiber. Getting the cable type right during design avoids the situation where a building is wired but cannot carry what the owner actually needs. We spec this against how the building will really be used, not a one-size default.
Label everything and document as-builts
This is the step that separates a professional install from a future mystery. Every cable, every port, and every termination should be labeled at both ends. At closeout the owner should receive as-built documentation: what was installed, where it runs, and where it lands. A labeled, documented cable plant means the next service call takes minutes. An unlabeled one means someone tracing wires by hand. For a builder, handing the owner that documentation is part of a clean closeout, the same standard we describe for the contractor path.
Plan wireless into the wired design
Structured cabling is not only about the ports on the wall. Wireless access points, cameras, and control devices all ride on the same cable plant, and they need cable pulled to the right ceiling and wall locations during framing just like a workstation does. A building that was wired only for desks and missed the access-point locations ends up with visible cable and compromised coverage later. We plan the wireless footprint alongside the wired one so the finished building has clean, reliable coverage everywhere it is needed, from the front office to the far warehouse corner.
Size the pathways for growth
A pathway that is exactly full on day one is a pathway that cannot be added to. When we design conduit runs, cable trays, and sleeves, we leave real room to grow. It costs almost nothing during construction to run a larger conduit or an extra sleeve, and it saves the owner a wall-opening every time the building's needs change. Over the life of a building, that headroom is one of the quietest but most valuable things a good design provides.
Test and certify before closeout
Cable that was pulled is not the same as cable that works. Every run should be tested before the walls are a memory, so a bad termination or a damaged cable is caught while it is still easy to fix. Finding a dead run after the owner moves in is exactly the outcome this checklist exists to prevent.
